A PLANNING application has been approved despite objections.

Neighbours objected when plans were put forward for a detached property in an overgrown and scrub covered former garden.

The new build was proposed on land adjacent to 52 Talbot Avenue, Little Neston by Mr and Mrs John Hester.

Mr and Mrs Hester told planning officers at Cheshire West and Chester Council that most of the four bedroomed property, which would have an integral garage, would be two storeys.

Outline approval for development on the land was previously granted in 1991 and 2008, according to a report.

Occupiers sent in two objections and said the proposed property would be close to the boundary of neighbouring bungalows and would lead to loss of privacy.

Concerns were also raised about loss of light.

No objections were raised by Neston Town Council or by Neston Civic Society.

Planners pointed out that following a decision by the coalition government that gardens were no longer classified as previously used land, the plot could still be considered for development if other policies were met.

It was not designated as important green space and was in a sustainable location in an urban area.

They believed the new build would relate to detached properties in Talbot Avenue and reflect the design of adjacent semis.

The design and size would not be detrimental and although neighbours had raised concerns, planners did not believe the property would be detrimental to their amenity.

They recommended approval and permission was granted for the house.
