NEW planning rules came into play when neighbours objected to plans for a single storey extension to a semi.

Applicant Mr D A Carr told planning officers at Ellesmere Port and Neston Borough Council he was seeking approval for the extension at the rear and side of 1 Trumans Lane, Little Sutton.

Eight nearby occupiers were informed and two opposed the plans claiming the extension would affect their light and would be over dominant.

The extension would be almost 5m away from the rear of the neighbouring properties, according to planning officers who did not believe it would significantly affect their light.

Given their narrow gardens, they accepted the extension at the side of Mr Carr's property raised a question as to whether or not it would be dominant but pointed out that under recently introduced national rules, the depth of the extension was only 40cm more than could be built without planning permission.

They did not feel this was sufficient to justify a refusal and recommended the application should be approved.

The borough's planning committee agreed without discussion that Mr Carr should have permission for his extension.
