A DETACHED dormer bungalow was proposed in what had been a side garden.

The application was made adjacent to 65 Berwick Road, Little Sutton by Ian Grove.

Mr Grove told planning officers at Cheshire West and Chester Council the dwelling would have two bedrooms.

It would not dominate the adjacent property.

The cottage style design would match other properties in the area.

The plot is at the end of a row of semis, according to a report.

Outline permission for a dwelling on the site had been granted in 2011.

A full application for a house had been refused by councillors in December last year due to the harmful effect on the amenity of occupiers at no 65.

No representations were made by six neighbours who were notified of the application or by Ledsham and Manor borough councillors Gareth Anderson (Con) and Keith Butcher (Lab).

Planners accepted the plot could accommodate residential development although the position of a substation was a constraint.

The design of the bungalow would not be out of keeping and the effect on neighbours at no 65 would be a significant improvement on the previously refused scheme.

There are would be no unduly harmful overshadowing or effect on the outlook from the neighbours’ rear window and patio.

The application was recommended for approval as the resubmitted application would avoid any unacceptable harm to the amenity of occupiers at no 65.

The borough council agreed permission could be granted.
