New function room agreed at pub near Helsby

A FUNCTION room had approval at a green belt pub in the flood plain of a brook.

A FUNCTION room had approval at a green belt pub in the flood plain of a brook.

The application was submitted at The New Helsby Arms, Chester Road, Dunham on the Hill, by Punch Taverns.

The pub company told planning officers at Cheshire West and Chester Council it was seeking approval for the new room and toilets at the side of the pub.

It would be built over an outside drinking area which would be moved to the front of the new build over part of the car park. The application included a covered walkway and a paved terrace.

Changes would be made to the layout of the car parking to increase the number of spaces to 53 from the 39 originally proposed.

No objections were raised by Dunham Hill and Hapsford Parish Council.

The effect of the new build on the openness of that part of the green belt had to be carefully considered, planners suggested.

The single-storey extension would be within the built up part of the pub and would not encroach further into the open countryside.

Pointing out the Helsby Arms was the only pub serving that part of Helsby they felt the function room would help the community provide its own entertainment which would contribute towards sustainability aims.

The extension would blend in with the pub and overall planners argued that although there were no special circumstances it would not be unduly harmful to the green belt.

Environmental protection officers felt the use of the outdoor seating area until 11pm would be reasonable and would not be unacceptably detrimental to neighbours 50m away across the main road.

There were unlikely to be any significant flooding issues, a report stated. Permission was granted.
