Lawful development certificate refused for extension to village house near Chester

An UNSUCCESSFUL request was made for a certificate of lawful development covering a single-storey extension to a village property.

The certificate was sought at 30 Church Street, Kelsall by applicant Mr Williams for a single-storey extension at the rear of the two-storey semi.

Having considered the requirements, planners said the height of the eaves of the new build would exceed the height of the eaves on the house.

On that basis, the extension would fail to comply with the guidance.

Planners recommended the certificate should be refused as the new build would require permission from the local planning authority.

The borough council agreed the certificate could not be granted.
