Plans approved for house extension on Elton estate

APPROVAL was granted for a house extension on a modern estate on the outskirts of a Green Belt village.

Applicant Mr Graham Griffiths told planning officers at Cheshire West and Chester Council he was seeking approval for the single storey new build at 28 Coppice Green, Elton.

The extension would be built at the rear and side of the property.

No representations were made by Elton Parish Council or by neighbours who were consulted.

Planners pointed out that due to the extension adjoining the boundary, it would not comply with the guidance.

But as it would be set back significantly from the front of the house, it was felt the character of the area would be retained.

Part of the extension would be visible from Coppice Green but this would not be detrimental.

The development would not look out of character with the locality, planners believed.

It would not have any adverse effect on the openness of that part of the Green Belt.

The neighbouring property was set slightly further back and had a conservatory with a 2m high fence between the two dwellings and there would be no effect on residential amenity.

Recommending the application should be approved, planning officers said the extension would not have any unacceptable effect on the character and appearance of the area.
