RESUBMITTED plans were agreed for three homes on the site of a vacant village garage close to retirement accommodation.
The development was put forward on land adjacent to 10 The Ridgeway, Tarvin previously occupied by a car servicing and MoT business by Marchington Developments Ltd.
The site has been vacant for three years, according to agents for the developers. It is in a neglected state and has been fenced off at the entrance to prevent trespass.
Adjacent to the Tarvin Conservation Area, it is 70m from the entrance to The Ridgeway residential development.
The developers said they were seeking approval for a terrace of three open market two and a half storey houses.
No objections were raised by parish councillors or by neighbours subject to restrictions on the hours of construction and to the replacement of a fence at the rear of the site.
Conservation specialists pointed out that only the roof of the terrace would be visible from the conservation area and the design would reflect the character and appearance of surrounding properties.
Planners suggested that due to the small scale nature of the premises, with residential properties close by, it was unlikely that their use for business purposes would be acceptable.
The redevelopment of the site for residential was justified.
The council had accepted that financial information demonstrated the scheme would not be viable if affordable housing was included.
It would redevelop the redundant, neglected site and there would be no unacceptable effect on neighbours.
The scheme was recommended for approval and the council agreed that permission could be granted subject to conditions including an investigation into the likelihood of any contamination of the land.
